1 RENTAL ANALYSIS

We start with a rental analysis that identifies the 10 closest and most similar properties to yours that are currently for rent. This will give us a rent “range”… usually within $100-$200.

2 PRE-RENTAL HOME WALK-THROUGH

Next we’ll perform a no obligation walk-through of your property.

We’ll give you our honest feedback on your home’s:

  • Flooring
  • Fixtures
  • Paint
  • Kitchen counters
  • Bathrooms
  • Yards
  • Appliances
  • Lighting
  • Cabinetry
  • Clutter/Cleanliness

If you choose to proceed with our recommendations you can use our vendors or your own.

3 FINE TUNING THE RENTAL PRICE

Lastly, we’ll look at:

  • Whether a small pet is negotiable (this adds about 3% to the monthly rental price)
  • Are we including the gardening
  • Any unique amenities i.e. sunroom, A.C., pool, clubhouse, storage, etc
  • Utilities that may be included like water and garbage
  • What month of the year it is (June is always better than December)
